Cleaner air, open spaces, and lower density living are becoming important factors for Mumbai homebuyers, with several buyers now considering residential locations beyond the city’s limits.
As air quality concerns and health risks remain part of the urban conversation, peripheral micro markets such as Karjat, Neral, Panvel, and Khopoli are gaining attention from end users and investors. These locations offer access to greener surroundings within about 60 minutes from Mumbai, making them increasingly relevant for buyers seeking a healthier living environment.
Improved connectivity has also contributed to this shift. Better road networks, upcoming rail upgrades, and projects such as the Mumbai Trans Harbour Link have reduced travel time and made these areas more accessible. Locations once seen mainly as weekend destinations are now being considered for primary homes, plotted developments, and second homes.

Developers are responding to this demand by offering homes centred on wellness, larger layouts, green landscapes, ventilation, and lifestyle amenities. The pandemic also influenced buyer behaviour, with many families and hybrid working professionals placing greater value on health, space, and quality of life.
