Shilpin Tater of Superb Realty, Shraddha Kedia Agarwal of Transcon Developers and Jayesh Rathod of The Guardians Real Estate Advisory said wellness, air quality and comfort are now shaping office decisions.

Workplace quality is becoming an important factor in how companies attract and retain skilled professionals, as employees increasingly look beyond salary, flexibility and job roles when evaluating employers.
Across India’s commercial real estate sector, demand is rising for offices that support employee health, comfort and productivity. Indoor air quality, ventilation, natural light, thermal comfort and sustainability credentials are now being viewed as important workplace features rather than added amenities.

The shift has become more visible after the pandemic, as professionals have grown more aware of the environments in which they spend their working hours. Developers and occupiers are responding by giving greater attention to healthier and more sustainable office spaces.
Research cited by the World Green Building Council states that improved indoor air quality and higher ventilation rates can lead to productivity gains of 8 to 11 percent among office workers. Research from the Harvard T.H. Chan School of Public Health has also found that employees in high performing, well ventilated buildings showed higher cognitive function scores than those in conventional office environments.

Shilpin Tater, Managing Director, Superb Realty, said, “The definition of a premium workplace has evolved significantly. Today, organizations evaluate office spaces not just on location or efficiency, but on how they support employee health, engagement and performance. As the workplace becomes an extension of a company’s talent strategy, factors such as indoor air quality, ventilation, thermal comfort and access to healthier environments are playing a critical role in productivity and well-being.”
He added that features such as advanced air purification, low emission materials, intelligent ventilation and real time air quality monitoring are becoming important in office planning.

The demand for green certified office buildings is also increasing as companies look for spaces that support ESG goals and employee wellbeing. Sustainable workplaces are being linked to comfort, engagement, satisfaction and long term business performance.
Shraddha Kedia Agarwal, Director, Transcon Developers, said, “The workplace today is far more than a functional office; it is a reflection of an organization’s culture, values and commitment to its people. Employees are increasingly evaluating workplaces through the lens of wellness, sustainability, flexibility and overall experience, making the quality of the work environment a key factor in talent attraction and retention.”

Industry experts also point to the growing connection between climate conditions and office design. Rising temperatures, poor outdoor air quality and weather uncertainty are making indoor work environments more important for employee health and business continuity.
Jayesh Rathod, Co-Founder and Director, The Guardians Real Estate Advisory, said, “The delayed arrival of the monsoon in Mumbai this year has once again highlighted how closely our daily lives and workplaces are connected to environmental conditions. Rising temperatures, deteriorating outdoor air quality and increasing climate unpredictability are making employees more sensitive to the quality of indoor environments where they spend most of their working hours.”
As businesses compete for talent, healthier office spaces are becoming part of employer branding and workforce planning. For developers, the focus is moving toward buildings that combine sustainability, comfort, air quality and modern infrastructure to support changing workplace expectations.
