WSB Partners backs Omaxe as institutional capital moves deeper into emerging property markets

WSB Partners has committed ₹75 crore to Omaxe Group’s residential plotted developments, with Rahul Rajendran, Principal Investments at WSB, pointing to rising demand, infrastructure growth and affordability in emerging property markets.

WSB Partners has committed ₹75 crore to Omaxe Group as part of its growing focus on real estate opportunities outside India’s major metropolitan markets.
The investment is linked to Omaxe’s residential plotted developments and will be used primarily as growth capital, with a portion allocated toward working capital and reserves.
WSB said the transaction was undertaken alongside affiliates and co investors as part of its broader strategy of partnering with established developers in markets where infrastructure expansion, affordability and local demand are supporting absorption.

Rahul Rajendran, Principal Investments at WSB Partners, said, “This investment reflects our growing conviction in Tier II and III markets, where we see strong underlying demand supported by infrastructure development and improving affordability.”
He added that the firm is also evaluating additional opportunities with Omaxe in similar markets.
Omaxe Group, a listed real estate developer, has a portfolio spanning residential, commercial, retail and integrated township developments across multiple cities.

Mohit Goel, Managing Director, Omaxe Limited, said the investment would support the company’s growth plans while preserving financial flexibility.
He said long term opportunities in emerging property markets continue to be supported by infrastructure development, stronger connectivity and rising aspiration driven housing demand.
WSB Partners said it has committed around ₹4,000 crore across more than 75 real estate investments since 2013.
The investment reflects broader institutional interest in real estate markets beyond large metros, where pricing, infrastructure upgrades and expanding local economies are drawing capital attention.
