Over the decades, Chembur has been home to several iconic landmarks that once defined the suburb’s cultural, recreational and industrial identity. Today, many of these locations are gradually transforming into some of Mumbai’s most sought after residential addresses, giving rise to a new phase of premium housing in the micro market.
Chembur’s evolution reflects a broader urban shift taking place across Mumbai where historic and industrial sites are being reimagined as lifestyle driven residential neighbourhoods. Locations that were once associated with film studios, factories and institutional spaces are now emerging as signature housing addresses attracting developers and homebuyers seeking premium residential environments.
One of the most well known examples is the historic R. K. Studio, which for decades represented a significant chapter of Indian cinema. The redevelopment of the studio land has brought renewed attention to Chembur, highlighting how legacy land parcels can be repurposed to create contemporary residential spaces that connect heritage with modern living.
The transformation is also visible in locations that once carried Chembur’s industrial identity. The iconic Dukes Factory site reflects a wider shift in land use across the suburb. As several older industrial units gradually made way for redevelopment, these locations began attracting residential projects that are reshaping the character of the neighbourhood.
The presence of the Bombay Presidency Golf Club has also played a major role in strengthening Chembur’s residential appeal. Homes located near the golf course are increasingly viewed as aspirational addresses because they offer open green views and a quieter living environment within Mumbai’s dense urban setting.

Improved infrastructure has also supported the suburb’s growth. Connectivity through the Mumbai Monorail, along with access to the Eastern Freeway and other arterial roads, has strengthened links between Chembur and key business districts including South Mumbai, Bandra Kurla Complex and Navi Mumbai.
As redevelopment continues and infrastructure connectivity improves, Chembur is steadily emerging as a neighbourhood defined not only by its legacy landmarks but also by its evolving identity as a premium residential destination.
