ORA Group has entered the integrated township and plotted development segment through ORA Land, its dedicated land development vertical, with Karjat selected for its first project.
The development, named BluBay, is planned as a large residential community with plotted land, modern infrastructure, lifestyle amenities, open spaces and sustainable living features.
Karjat has been chosen as the location because of its growing position within the Mumbai Metropolitan Region, supported by connectivity improvements, infrastructure activity and demand for nature led residential spaces.

She added that BluBay has been conceived in collaboration with Morphogenesis and supported by Fluidra’s expertise in lagoon experiences.
Indian cricketer Suryakumar Yadav has been announced as the brand ambassador for BluBay. The association follows social media teasers around the idea of T60Life, which built curiosity around a lifestyle concept beyond conventional urban living.
The company said the partnership reflects BluBay’s focus on balance, wellness, community living, recreation and long term value in one of MMR’s emerging growth corridors.
The township is planned with residential plots, infrastructure, landscaped areas, recreational zones, wellness amenities and community facilities. It is aimed at homebuyers, second home seekers and investors looking for land ownership within a planned environment.
Karjat has seen increased interest from buyers due to rail and road connectivity, access to Mumbai, Navi Mumbai and Pune, and demand for larger wellness oriented living spaces.
